Types of Façade Inspections We Provide in Melbourne
Our 5-Step Façade Inspection
Process
Initial Briefing and Review
We begin by gathering drawings, previous reports, known issues and photographs. We discuss building use, occupancy, access constraints and any insurer or regulatory deadlines to ensure the inspection is aligned with your needs.
Site Access Planning and Safety Setup
Our team determines the safest combination of rope access, swing stages and EWPs for the building. We prepare all access and safety documentation and coordinate timing with building management to reduce disruption.
Close-Up Condition Assessment
We conduct systematic inspections across all elevations, balconies and roof interfaces. Every defect is photographed, noted and assessed for severity and likely cause to build a clear picture of the façade’s health.
Defect Recording, Mapping and Photo Documentation
Findings are translated into comprehensive defect maps showing locations, risk categories and urgency levels. This allows strata committees and owners to make informed maintenance decisions.
Reporting, Recommendations and Maintenance Planning
We deliver a clear written report that outlines defects, likely causes, suggested repair methods, staging options and indicative cost considerations. This supports engineers and contractors during remedial planning.

Here’s What Our
Clients Are Saying

From the outset, Paint Melbourne impressed me with their clear and consistent communication. Despite facing significant challenges from insurance companies and coordinating with multiple apartment owners, they kept me informed at every stage of the process. Everything unfolded just as they had outlined at the beginning, with no unexpected delays or surprises. Their commitment to transparency and reliability made a potentially stressful situation remarkably smooth.
The team’s attention to detail was outstanding. Each trade professional on site knew exactly what needed to be done and approached their tasks with expertise and care. They treated my property with the utmost respect, ensuring that everything was protected and left spotless at the end of each day. The painters and plasterers were meticulous, and the result is truly impeccable-my apartment looks better than ever.
Beyond the technical quality, I appreciated the professionalism and courtesy of everyone involved. They were punctual, efficient, and always approachable if I had questions or concerns. It’s rare to find a company that combines such high standards of workmanship with genuine customer care. I’ve seen firsthand how they handle complex jobs and challenging circumstances without compromising on quality or service.
I will absolutely be recommending Paint Melbourne to friends, Neighbours, and anyone seeking reliable, high-quality painting and restoration work. They’ve certainly earned my trust and gratitude for a job exceptionally well done
Evan the painter was very professional in his approach to the painting works and I was extremely happy with the end result.
I have no hesitation in using Paint Melbourne for my next painting project and I can recommend them to anyone requiring quality painting services.
Paul
we will get Paint Melbourne to quote on painting our exterior of the building when we do it. I recommend them most highly. Thank you all - Tonya Jennings Marine Parade, St Kilda, 3182
Paint Melbourne came Monday and Tuesday this week, 26 and 27 April, 2021, to complete the render work on our front facia and to paint it. The men had to match the colour which they did perfectly! They were extremely professional and carried out the work very nicely. They were a great crew and were very pleasant people with whom to deal and work.
They are sending their report with the account. We will remember them for our future Body Corporate painting and rendering projects.
Also, Marek stayed back after the team left and left the whole area spotless which is much cleaner than it was originally. The building is extremely old and was in desperate need of painting. The transformation has been incredible and I would highly recommend Marek and Paint Melbourne to tackle the most difficult of jobs. It’s such a pleasure to deal with people who know what they are doing.
Krishna is obviously skilled at selecting the most talented and hard-working staff. I have no hesitation in recommending Paint Melbourne.
Phil
Huge shout out to Krishna and Anthony. It was genuinely nice to work with you and your team. Thanks for all the help.
They did a thorough job and matched our budget and timing requirements. A much needed and delayed update has been well done
Would recommend Paint Melbourne if you need your house painting project managed due to the large volume of work as we had, and if you are after quality painting.
The work was done on time and Pete was flexible enough to accommodate a last minute change in schedule. Highly recommended
As we had just had brand new windows, installed they also has to cover and seal every window prior to painting the walls, which was a huge task in itself.
The crew on site were so friendly and professional, at all times. Supervisor Richard was always here and helped with any requests. Peter, Nathan and the other crew members (sorry cant remember their names!) were all great. Nothing was a problem. Always happy and smiling.
Unlike other contractors we have had on site, they came early, got stuck into the work, often staying late in to the afternoon and left quietly. No loud radios blaring, yelling and swearing as we have had in the past with other tradesmen.
I would thoroughly recommend Paint Melbourne for any size job, if you want a professional job done. Thank you Paint Melbourne.
Janet Lambrou, Middle Park
The transformation of the exterior of my apartment building is fantastic. Its new colour looks fresh, clean and modern. Richard and his team have delivered a very thorough and professional job. They went above and beyond to assist whenever possible.
The interior of my apartment looks like new. Peter and his team were extremely professional from start to finish. Their preparation was meticulous, they noticed and attended to extra details, they communicated with me and were very organised for the job.
The teams from Paint Melbourne were reliable, hardworking, polite and delivered very high quality workmanship.
If you want quality and professionalism look no further than Paint Melbourne.
The COVID-19 restrictions don't stop them from stepping out of their way to assist even at a distance - today we had some removalist trucks in the area and Richard anticipated what I might need and protected our furniture from the wind and the weather. Big shout out to him from my whole family.

What We Look For During a Façade Inspection
Water Ingress, Cracking and Coating Failure
Leaks often begin around windows, joints and penetrations long before any visible damage appears inside. We inspect hairline and structural cracks in render or concrete, failed sealants, blistering paint, mineral stains and signs of trapped moisture.
Concrete Spalling, Rusting Reinforcement and Movement Joints
Older buildings often show spalled concrete, exposed reinforcing steel and corrosion that occurs when moisture reaches embedded metal. We also assess failed or missing movement joints, which reduce the building’s ability to cope with thermal or structural shifts.
Cladding, Fixings and Panel Interfaces
We examine metal facade cladding, composite panels and the many wall cladding systems used across Melbourne. Our inspection focuses on loose fixings, corroding brackets, damaged flashings, failed junctions and non-compliant terminations.
Balconies, Balustrades and Edge Conditions
Balcony edges and balustrade fixings are frequent sources of leaks and safety issues. We check handrails, brackets, slab edges and drainage points while assessing how movement and water penetration may be affecting these areas.
Sealants, Joints and Penetrations
Perimeter sealants and control joints are often the first elements to fail on a façade. We assess their condition, along with penetrations, flashing details, and service entries, to determine where water is entering behind the façade.
Get Your Building Facade Inspection Done by Skilled High Access Technicians
A professional façade inspection helps maintain safety, reduce long-term repair costs and protect the value of your building.
Melbourne Façade Inspections for Safer, Longer-Lasting Buildings
A building’s façade is constantly exposed to Melbourne’s changing weather, movement, moisture and daily use. Over time, this creates pathways for leaks, deterioration and safety risks that are not visible from the ground.
We look at water penetration, façade movement, coating failure, rusting fixings, concrete spalling, balcony deterioration and any element that may pose a risk to occupants or the public. All inspections are carried out on occupied buildings with clear communication and minimal disruption.
What sets us apart
•Qualified façade inspectors with strong diagnostic and reporting capabilities
•Close-up access via rope access and EWPs for accurate condition assessments
•Proven track record across complex strata, commercial and civic buildings

Frequently Asked Questions – Facade Inspection Melbourne
What is a façade inspection, and what does it include?
A façade inspection assesses the condition of your building’s exterior, including cladding, concrete, coatings, joints, balconies and fixings. It identifies defects, safety issues and moisture risks through close-up visual assessment and targeted testing.
How often should a building façade be inspected in Melbourne?
Most buildings benefit from an inspection every two to five years, depending on age, exposure and insurance or regulatory requirements. Older or high-risk buildings may need more frequent checks.
What types of defects can a façade inspection reveal?
Inspections can uncover leaks, cracks, rusting fixings, concrete spalling, coating failure, loose cladding, failed sealants and other issues that affect safety, durability and appearance.
Do I need scaffolding, or can you inspect using rope access?
In most cases, rope access or EWPs provide safe and efficient close-up inspection access without the cost and disruption of scaffolding.
Do occupants need to vacate during a façade inspection?
No, inspections are carried out externally, and buildings remain fully operational. We coordinate with building management to minimise noise and disruption.
Can you work with our engineer or building surveyor?
Yes, our inspections complement engineering assessments and provide condition data, photos and defect mapping for surveyors, consultants and insurers.
What information will I receive in the façade inspection report?
You receive a clear written report with photos, defect locations, risk ratings, maintenance recommendations and guidance for planning remedial works.
How much does a façade inspection cost, and what affects the price?
Costs depend on building height, access requirements, inspection scope and the number of elevations. We provide upfront pricing after an initial review.
Do you provide inspections for owners’ corporations and body corporate managers?
Yes, we work extensively with strata managers, owners’ corporations and facility managers across Melbourne.
Types of Façade Inspections We Provide in Melbourne
Baseline Condition and Compliance Audits
These full façade surveys are ideal for buildings that have not had a recent inspection. We map defects across all elevations, assign risk ratings and provide a clear maintenance plan. This helps owners’ corporations and asset managers understand priorities and budget for future works with confidence.
Targeted Leak and Defect Investigations
Recurring leaks or staining often point to hidden issues. We conduct targeted investigations using close-up access, moisture testing and coatings assessment to identify the root cause. This approach avoids guesswork and ensures repairs address the real problem rather than symptoms.
Pre-Painting and Remedial Scope Inspections
Before large-scale repainting or façade refurbishment, we inspect the substrate to determine what repairs, patching and access requirements must be addressed first. This ensures painting contractors have the correct scope and no hidden defects impact the final finish.
Periodic Maintenance and Safety Inspections
Many high-rise buildings require ongoing façade monitoring to meet insurer or lender expectations. Our scheduled inspections track deterioration, note changes over time, and provide updated condition ratings so building managers stay ahead of emerging issues.
Post-Remedial and Warranty Inspections
After repairs or façade upgrades, we conduct inspections to confirm work has been completed as specified. This provides reassurance at the start of a warranty period and establishes a reliable record for future reference.
